The alternative

So in my continuous search for the #affordablehousing in my dear country Nigeria I have come in contact with the height of ignorance, where I can’t convince my wife to use an #alternative building material to build my own house. How then am I expected to convince the rest of the country that my venture is worth there while.

The conditions in my case is very different than that of the rest of the Nigerian narrative. For #affordablehousing to work in Nigeria, land and autocratic policies will have to be thrown out the window. Nigeria has the national housing fund #NHF which on its own is a good thing but the custodians of the compulsory contributory scheme are not really to get ordinary contributors know the extend that the Nigeria government has put in effort to make interest rates on the loan fixed, so most people believed (my wife) inclusive that once it is called a loan the commercial bank shark style is applied , (shockingly) it doesn’t the rates are fixed and at 6% .

So #cheaphousing

  1. For this to be very effective, #sustainably, #enviromentally variable #alternative and readily available #techbology most be employed
  2. Sensitization of the end-users ( #offtakers) must be on the high side
  3. The #offtakers must be informed at the beginning of their employment so they can see out their tenor in peace leaving in the own home

As from my previous publication the my #partnership with the #FMPWHUD (the federal ministry of power works housing and urban development has seen three ministers in its life span,

Why? Because it is located in the northeast where the terrorist have made their bed, seeking investment has been more dangerous than a cancer. But my project is in Adamawa where the terrorist have not been able to enter ( but investors have their way of thinking) I have had time to reflect on my approach to getting finance for this project , it has even let me to become an expert in human behavior when it tilts towards money.

How far? Now I (the projects department limited ) have recently been to #FHA loans and savings they are the once that have risen our hopes again, but the circle still goes ( we can’t give you money without #offtakers, and the #offtaker’s will say we can commit to your scheme if we can see buildings) maybe we should have told the government then ( we can’t provide housing if you can’t give me #offtakers ).

Way forward, make the houses even more #affordable by mean of employing more alternative techniques like the plaster gun in the video below, and the alternate #PVC #recycled roofing tile and interlocks to replace the internal road construction and help get rid of plastics in the environment created more jobs and make the end users happy.

But I know as regular Nigeria’s will say plastic roofing tiles?????

In the light of day we were commissioned to build these houses on for we (the projects department limited ) to realize that for a scheme like this to success we really have to put in the way of ceaser that which belongs to him
Yes by implication even by these a lot of diplomacy and beaucary where taken out of the scheme but well crafted long served vertian civil servant will always bring these thing back through the rear door.
THE WORK PRE-AWARD
Developers where nominated out of first alternative materials that made the houses affordable, the ministry is the parent body of the federal mortgage bank ( the mortgage bank will take its own chapter) second the possible access of the National Housing Fund (NHF) which every government worker is expected to be a contributor (but now the loans are suspended due to staff touting; again in that chapter)
We(the projects department ltd) have spent the last 16month running correspondence from Abuja-Kano to Yola, where in Kano we got very willing credible financiers, they require us to make available documentation on progress where we expect them to come in and what percentage of interest will come forth from that investment.
We submitted our proposal using the alternative building material we were sure it will cost construction cost by a whopping 70% (labor cost) then material cost by 45% then for infrastructure we intended since the scheme was designed for the lowest income earners the land use to be allocated would have being Highly dense populated area ( major issue is all or most federal government land located within states are in GRA (government reserved area) which are always loosely populated with only access to develop a little less than 35% of the land
On the issue of the award it was clearly stated a 6.5 ha located in Yola Adamawa and again clearly stated “the land is un-encumbered” as part and the only contribution of the federal government, for the land the federal government expected got confirmation from the Adamawa state government that they will pay compensation to the local custodians of land which was informing the unencumbered status stated on the award letter
In the event of our arrival in Jemeta Yola the situation with the land takes us on a new spiritual journey
